Find the place that fits you best.

Still feeling lost?

House Hunting in a new city (and country) is a big deal.

Many required steps will prevent you from enjoying your new and well-deserved home.

And you must be well aware of them because, as you should know by now, they are different from what you’re used to.

Starting with the language barrier, which can make reviewing the contract much more difficult, the danger of a scam is always present.

That’s why you should, at least, know what are the expected steps for any real estate lease contract process:

1

Gather the documentation. Yes, that’s right. The first step to securing your home is not searching for it, but ensuring you meet the owner’s criteria. Unfortunately, Mexican law heavily favors tenants over homeowners. Therefore, owners tend to be especially cautious when dealing with new renters. Having your temporary or permanent residency in order, and understanding what you can and can’t offer, will prevent you from falling in love with a place, only to discover later that you can’t have it because you lack a ‘fiador’ or ‘obligado solidario.’

2

House hunting. Searching for a place isn’t just about finding the perfect space; it’s also about choosing the right neighborhood. Mexico City is densely populated, with much of the population concentrated in certain areas. This concentration can lead to issues like water scarcity, a recent problem affecting the city. Details like these (and many more) can easily go unnoticed if you don’t fully understand how each neighborhood functions.

3

Finding the place. Once you’ve found the right one, another exhausting process begins. Communicating with the owner or the realtor representing them can present challenges, not only due to the language barrier but also because many lack real experience. And, let’s be honest: Your best interests are not always their priority.

4

Signing the contract. Once this is done, the keys to your dream place will be yours. But first you need to carefully review the contract. Most of the time, it will be written in Spanish, with no translation available. Even if you get a translated contract, how can you be sure that what is written there is correct? Additionally, you must ensure that they create an inventory with photographs, detailing the condition of the apartment, so you can retrieve your deposit at the end of the contract.

5

Bonus. You’ve made it! You’ve survived the grueling journey of renting an apartment. Now you have to make sure you pay for utilities (water, electricity, gas and internet). These are usually NOT included in the rent, so the amount you pay will depend on how much you use them each month. Knowing how to pay for them and how often is a necessity. However, it is an easy task, once you learn how to do it.

It’s a lot of information for you to process on your own.

The good news is you don’t have to.

We’re here to make the search for your next dream casa in Mexico City as stress-free as possible.

Because you don’t only need a professional’s opinion to make sure you’ve found the ideal place; you need someone who’ll prioritize your interests above all else.

Someone who’ll let you know when the deal is great or too good to be true. Because we’re locals too, and we know that not everyone is as good as they claim to be.

Someone who’s honest and will let you know if you’re stretching your budget too much. Because Mexico City is not the cheap paradise it’s often said to be.

Someone who knows what neighborhoods go with your vibe. Because every colonia en Mexico City has its unique charm.

And, finally, someone who has more than 8 years of real estate experience in rentals and buy-sell procedures in the city and surrounding areas. Because you need to know your future home is in good hands.

More than a real estate agent, you need an advisor.

That way you’ll make sure you get the place that fits your situation and needs the best.

But going for the first person that seems interested is not always the best decision. A thorough review needs to be done to ensure that person is the right one for your property.

The reality is that many property buy-sale processes in Mexico City are not properly handled.

Even if you’ve already completed the lengthy bureaucracies, there may still be hidden surprises that emerge later on.

For example, there could be a water debt spanning over ten years. Yes, it’s possible to unknowingly purchase a property with such debts.

That’s why it’s crucial to be well aware of the process.
